If you own a parcel of land in St. Louis County that has a septic system, you need to be aware of the changing season.  County ordinances require inspections of septic systems prior to a land sale;  ground freeze and frost will prevent an inspection from happening during the winter months.

Officials with St. Louis County are advising property owners who are planning on a sale before spring - or, even those who might be considering such a sale - to have it inspected now for the certificate of compliance.  While it is possible to apply for a Transfer Agreement that allows such an inspection after the fact in the spring, land deals that don't require this after-the-fact hold are more attractive.

According to ordinance, a point-of-sale compliance inspection is required for any land parcel that includes a septic system.  Any non-compliant systems must be upgraded in a timely manner as part of the sale agreement.
